Celebrate the good life in sunny Southwest Florida.  You can make your retirement dreams come true at Tamiami Village.

Residents enjoy Southwest Florida’s mild, tropical climate and many outdoor recreation choices.  We are just a short drive from some of Florida’s beautiful beaches and an array of outdoor recreation opportunities such as boating, fishing and kayaking.  Being in North Fort Myers, you have several golf courses to choose from.  Four major league baseball teams conduct Spring Training within the area.  There are many shopping and dining options nearby.

    Tamiami Village General Information for Buyers

    Tamiami Village Occupancy Requirements

    • At least one approved occupant of a residence must be 55 years of age or older.
    • Additional approved occupants staying for more than 30 nights (consecutive or non-consecutive) in a 12-month period must be at least 50 years of age.
    • Overnight guests of any age must register with the Tamiami Village office prior to arrival and may stay up to 30 nights within a 12-month period. Guests staying beyond 30 nights must meet the age and approval requirements, which include:
    • Completion of an application.
    • Consent to a credit and criminal background check.
    • A credit score of 670+ with no delinquencies and a clean criminal background.
    • Meeting the minimum monthly income requirement of (three times the monthly maintenance fee for a Non-Certificate Holder Corner Lot). This standard applies to buyers, renters, and residents, regardless of property type.
    • Each home may have a maximum of two pets, provided each pet weighs no more than 25 pounds.

    Recreation and Service Fees

    • Fees are subject to annual adjustment based on the Consumer Price Index.
    • Payments are due by the 15th of each month and are considered late on the 20th.
    • Any rate increases take effect on May 15 and remain in place until April 15 of the following year. Changes are communicated to homeowners via mail.

    Non-US Applicants:

    Buyers from countries outside the United States will require additional documentation and applications. Should your buyer be from another country, please have them contact the Tamiami Village office directly to obtain the additional application and requirements.

    Document Issuance and Orientation Process:

    All documents, such as declarations, prospectus, board resolutions, bylaws, articles of incorporation, the ground lease and license agreement, and any amendments to these documents, will be issued to applicants once they have passed the background and credit check. The final step of approval is the orientation process, during which all documents related to the specific phase the applicant is purchasing in or becoming a homeowner in will be provided for their review.

    Frequently Asked Questions for Applicants

    Are “Application for Residency Forms” required even if a person is renting for one month?

    Yes. The application is required for all buyers, renters and anyone staying longer than 30 days in a one year period.  Return rental guests do not have to have background checks done after the first one is complete as long as there is not a season lapse in the time they stayed in Tamiami.

    Do I have to be a Member in any other Association? If so, what is the name of the association and what are my voting rights in this association.

    There are no other associations you have to join.  If you are a Certificate Holder, you will be a Member of either the Co-Op or Subdivision depending on the location of your home.

    How long does it take to complete approval process for a home?

    When choosing a closing date, it is important to keep in mind that the office requires a minimum of thirty (30) days from the date that the applicant’s background check has been received from C4 Operations and Background Services. Those residing out of the Continental United States could take longer depending on the extent of their background check. Every effort is made to complete all of the required paperwork as soon as possible.

    How do I order an estoppel?

    Estoppels must be ordered through CondoCerts at https://tamiamicommunity.condocerts.com/resale/

    Are monthly maintenance fees mandatory?

    Yes, fees are mandatory and paid on a monthly basis.  ACH (Auto Withdrawal program) is available for those who would like to have it.
